The Opportunity is Real. The Risk is Manageable. The Future is Yours, if Navigated Correctly.
Nationwide the aging population is here. A tsunami of elderly's are coming. The Fact: The first Baby Boomers (born in 1946) turn 80 years old in 2026. This is about the average age of seniors needing a RCFE.
  • The Daily Rate: Because the 1946 birth cohort was so large (roughly 3.4 million births that year), it is estimated that roughly 9,000 to 10,000 Americans will turn 80 every day starting this year.
  • Projection: The 80-plus population is expected to double from 14.7 million in 2025 to nearly 30 million by 2045.
  • Southern California is the perfect storm because of the affluence in this region.
Southern California continues to experience strong growth in its 80+ population, with projections showing significant expansion over the next decade. Demand for small, residential-style board and care homes remains high — particularly in Orange, Los Angeles, and San Diego counties. However, Florida most of these retirees are moving to BUT the biggest problems for that state is GOOD labor. We have Florida beaten here in California.
Well-operated 6-bed RCFEs often maintain strong occupancy due to:
• Aging baby boomer population
• Preference for home-style care
• Increased life expectancy
• Families seeking personalized environments
A stabilized 6-bed facility in Southern California can generate approximately $25,000–$35,000 plus, per month in gross revenue, depending on location, staffing structure, and resident acuity.
The opportunity is real — but success depends on starting the process correctly.
A Calm Guide at the Start of Your Journey
Starting a residential care facility can feel overwhelming.
Regulations, property requirements, inspections, staffing, documentation — the process can quickly become confusing.
Many applicants rely on fragmented advice from forums, courses, or real estate agents who have never operated a care home.
Sometimes all that’s needed at the beginning is clarity from someone who has walked the path before.
